Punta Gorda Florida Real Estate
Punta Gorda gives us the opportunity to build affordable homes in an area that has luxury condos and million dollar properties. At some point the light bulb will go on and investors will figure out what we are doing. In the meantime, let's take advantage of our head start. The only city in Charlotte County, Punta Gorda is about 100 miles south of Tampa on the Gulf Coast between Sarasota and Ft. Myers. The city originally was founded in 1887 on the idea that all the waterfront land would be public parks. That changed when homeowners eventually outvoted the man running the city and started a new destiny for the town by the harbor. The name Punta Gorda, which means "fat point" when translated from Spanish, was given to the city because a broad part of the land in Punta Gorda juts into Charlotte Harbor. The harbor itself is somewhat unique, as it is the point where the Peace River meets the ocean.
The city is bounded by the harbor on one side and by rural land on the other. That rural land is home to large tracts of citrus, cattle and swamp with ranchettes that produce meat and fruits. The rural land eventually meets up with the borders of North Fort Myers. South of Punta Gorda along the eastern shore of Charlotte Harbor is the community of Burnt Store. This area includes Pirate Harbor, Burnt Store Lakes, Burnt Store Marina, Burnt Store Meadows, and Burnt Store Village. The area is a boater's paradise. Burnt Store Marina easily fits the bill. The 800-slip, deep-water, full-service marina provides beauty and functionality. Slips are available by the day, week, month, or year and offer direct deep-water access to scenic Charlotte Harbor and the Gulf of Mexico.
What We Build in Punta Gorda We focus on the Burnt Store Village area. There are a lot of retirees in the area and we build with them in mind. The homes are about 1600 sq ft with swimming pools and come in at around $330K. The appraisals have been in the $360K range before we even build. You can build a pre-construction home in Punta Gorda with $5,000 or less out of pocket. The same 100% construction to permanent financing is available that we use in other areas of Florida. When complete, we are more likely to sell the home than rent it. Although, rentals are possible. I think that based on the location, value and closeness to the Marina, we will see a lot of Cape Coral home shoppers looking at Punta Gorda. It is not as hectic and crowded but still provides all the conveniences you would need or expect. A number of our Ocala investors are also building a home here for resale. Call us for more details.
