| Lehigh
Acres Real Estate
The
expansion of Ave Maria University and other businesses are forcing
the price of houses and land up at a rapid pace in Lehigh Acres.
Lehigh Acres
has been the favorite investment area for quite some time. So much
so, that we are not building as much as we used to in this area.
However, in the future, the inventory will be sold off and it will
pick up again. The economic forces for the county make it a place
that you cannot ignore indefinitely.
Homes
that have been completed fly off the market as fast as they are
finished.
Investing
in Lehigh Acres
Our 100% construction
financing arrangement allows you to buy a building lot and put a
brand new home on it for as little as $4500 total out-of-pocket
costs. This is less than the high down payment most lenders want
for standalone building lots.
If you choose,
you can also invest in raw land and flip the lots or build later.
We have no problem in selling lots for our investors so you can
make a quick profit.
We are doing
these deals every week and there still remains a shortage of affordable
houses in the area.
Why
Ave Maria University Will Drive Up Real Estate in Lehigh Acres
Ave Maria University
is the first new Catholic university in the US in fifty years. Their
goal is to become bigger than Notre Dame. They are well funded and
the university will require land for student housing, faculty, support
staff and the businesses that normally pop up around a major college
campus.
Ave Marie is
actually just south of Immolakee which is just south of the Hendry
County line. The campus is about 13 miles from the SE quarter of
Lehigh Acres.
Building south of the Campus puts you into Golden Gate Estates,
not the best environment. East of the campus is the Everglades.
West of the campus is North Naples, which is way too expensive for
students and faculty. North of the campus are old orange groves
filled with decades of chemicals and high radon levels which would
be environmentally difficult to build on. That leaves SE Lehigh
Acres for off campus cheap housing.
You can see
why an intimate knowledge of the area and the surrounding land gives
us an edge.
Low
Cost Housing
Regardless of
the university's impact on the area. The fact that a new home owner
can get into a new home for about $250,000 or less makes the area
very desirable. Lee County is booming and the surrounding areas
are growing like crazy. Cape Coral is too expensive for some first
time buyers and Lehigh Acres is a very nice community with good
schools.
If you are interested
in this area you should give us a call. We can help guide you and
show you where you need to be in Lehigh Acres to make a profit.
