Florida Real Estate - A Safe Investment Alternative?
Using fixed income products as your main investment source is only slightly better than stuffing your money under your mattress. Most of us cannot afford to be so complacent with our savings. What about stocks? Can you read a balance sheet? How about a financial statement. I mean read it and make sense of it. Do you even know how to research a stock? Do you understand how the market works? Even if you have the discipline and knowledge to create and carefully monitor your stock portfolio, make changes, dump the non-performers and avoid "hot tips" from individuals and financial gurus, you still need a very large dose of luck. Most investors "play" the market. They tend to jump on stocks as the "smart money" is selling it off. How many times do you need to be punished before you learn that the stock market is only one step up from the casino? You do not invest in stocks. You speculate in stocks. Needless to say, we consider real estate investing far safer than stock speculation. It has a superior return (income and appreciation) and is generally not subject to the whims of the public or the tidal effects of politics. You are not at a disadvantage because you do not have a multi-million dollar portfolio and you are safe from the likes of Bernie Madoff (in case you do).
Let me remind you that our focus is Conservative Real Estate Investments. We do not deal in speculative properties, so-called pre-construction opportunities or any other scheme that promises you absurd returns and fast money. This site is all about value investing with immediate income and long term appreciation. Ours actually has information that real estate investors are interested in. Are Real Estate Appraisals Meaningless? If you think you got a great deal because a property you just bought for $80,000 was appraised for $90,000, you may be in for a very big disappointment. Using the proper software, you might have found out that nobody has gotten even close to $80,000 in a year and there are 50 houses in a one mile radius of your new property that are in foreclosure or in real trouble and have been on the market for more than a year. With a little haggling, you could have bought it for $60,000. It is very important to understand the limited value of an appraisal. We wrote a short article that explains this problem and how you can use it to your advantage. Florida Real Estate Investment Returns If you visit enough web sites and talk to enough people, you will certainly find someone who will tell you what you want to hear, even if it is a lie. Real estate is the fastest way to recover from the devestation many have experienced in the stock market. Many web sites tout absurdly high returns on investments that are anything but conservative. We will show you what you can reasonably expect in the way of a return on your investment using very conservative projections. Florida Condos as Real Estate Investments The Florida condo conversion market is over. Too many investors and not enough buyers. Consequently, there are some unbelievable Florida condo bargains that make great rental properties. You can obtain an excellent return on your investment by buying and renting condos. On top of that, you get a tax break and appreciation. For example, we just saw an apartment in a really nice building close for $79,000. The apartments generally rent for $1100 a month. The maintenance on this apartment is $245 a month. That is about 13% on your investment. The apartment was a foreclosure (there are others) and you could probably get $100,000 for it without too much trouble in a few years. They were selling for $225K three years ago. Positive Cash Flow with Florida Real Estate Is it possible to be cash flow positive in this marketplace? This is a trick question. Any property can be cash flow positive if you put enough cash into it. Let's not beat around the bush. You want to know if the return on Florida real estate is more favorable than other investment alternatives. The simple answer is yes.
