Our Story

We ran a successful insurance and financial planning company for many years and merrily put our clients money into life insurance, annuities, etc. The returns were uninspiring to say the least but it was a safe, conservative way to invest.

After some years we realized that the so-called "safe investments" were not very safe at all. Once the administrative fees were subtracted and inflation took its toll, the 7% or 8% investment melted away to 3% or 4%. Plus, there was no leverage. You could only earn interest on whatever you could afford to invest. A $10,000 investment in real estate often purchase a $350,000 property with the proper financing. You would earn appreciation on the entire $350,000. With traditional investments you earn on your contribution. This makes it difficult and for many impossible to put away enough for retirement.

It got to the point that I could not look someone in the eye and tell them to dump their money into a mutual fund or an annuity. I cannot sell what I do not believe in. If I am putting my retirement money into real estate investments how can I justify telling my clients to do otherwise?

I do not say that life insurance and a balanced portfolio of funds have no place in financial planning. However, real estate needs to be a prominent part of your portfolio. This is especially true if you have not saved what you need for retirement.

Our Approach

Our approach to real estate investing is the same careful planning process we have always used. We help you define your goals and then plot out a way to best meet them. This is real estate investment planning. It is a professional approach to building your portfolio of real estate investments.

We do not charge an investor any fees for our services. It cost you no more to use a real estate investment specialist than it does the realtor in the shopping center next to the supermarket.

All investments have a certain degree of risk. Want totally safe investments? Buy savings bonds and let inflation destroy your gains.

I am always asked if the investment is safe. In other words, are real estate investments "sure things". The only sure things in life are death and taxes and if you are rich enough - just death.

We stick to affordable real estate in proven markets. We have appraisal data, comparable properties, market and population data, etc. I do not like highly speculative investments. There is no reason to do deals like that when there are so many safer opportunities around.

Please do not confuse the term "conservative" with "low yielding". That is only true in the world of traditional financial products. Our investors have outstanding gains on their property. Conservative only means that we have crossed over the line from gambling to investing. We have filtered out the investments that are high speculative and in our opinion very risky.

Selfish Interests

If you don't make money then you will not use our services or recommend us to anyone else. In other words, if you make money in real estate we will grow and prosper along with you. We are all about making sure you succeed. It is no different than any other service based business that understands the market. Many real estate investment businesses are built upon the idea that you sell someone as much as you can and not worry about the returns. After all, there are thousands of would-be investors. We are in this for the long haul.
